When positioning the building, the goal was to achieve as free views as possible of the Bay of Kotor.

Considering the leveling of 10 meters, the aim was to overcome the terrain by cascading it.Thus, parking is positioned at street level. The garage is three meters higher, recessed in relation to the retaining wall. Above the garage is positioned the ground floor of the building, which is recessed in relation to the garage.

In this way, a quality view of the Bay of Kotor was created from business premises, and especially from apartments. One of the neighboring buildings in front of the plot is positioned so as to obscure direct views of the bay. For this reason, the corners of the building have been specially treated, with glass surfaces on the front and sides.The corners give a special quality to the living rooms by directing the views towards the sea.
