The location where the building is designed is surrounded by buildings on all four sides, as well as with high concrete fences right next to the boundaries of the plot. Accordingly, three dominant shortcomings stand out: lack of intimacy, lack of open views (especially from the ground floor) and lack of sufficient daylight.

The main concept that would overcome these shortcomings is the activation of the roof terrace, which would provide a sea view and have sufficient intimacy for the users of the building.Thus, special emphasis is given to the roof terrace, as well as to its visual identity. This was achieved by using frame elements that liberate and frame the views of the sea and the Bay of Kotor, as well as densely arranged vertical elements that allow the passage of light but also dose the views of neighbors. The combination of frames and vertical elements gives the identity of the building, which with its whiteness has a neutral effect on the densely populated environment, and gives all the emphasis to the roof terrace.
